DEVELOPERS TO OFFER GLIMPSE INTO EGYPT’S FUTURE THROUGH NEW PROJECTS

The country’s new and off-plan developments – set to shape the future of the real estate industry – will be revealed at Cityscape Egypt

26 February, 2017, Cairo, Egypt: An array of affordable apartment complexes, coastal residences and ultra-modern villas will be showcased at this year’s Cityscape Egypt, proving that the real estate industry is optimistic about the market’s prospects for 2017.

“While there has been a strong increase in new exhibitor numbers, we have also noticed a trend, in major exhibitors increasing their presence at the show,” says Tom Rhodes, Exhibition Director of Cityscape Egypt. “The show is a sell-out with over 15,000 sqm of floor space confirmed, a clear indication that while there are a few challenges in the market, sentiment and demand remains steadfast. A look at several new residential developments billed to be unveiled at this year’s show is evidence of this.”

The Cityscape Egypt exhibition will have over 90 exhibitors, including 20 new exhibitors, when the show kicks off on March 31st running until April 3rd at the Cairo International Convention Centre.

Some of the new exhibitors include CBRE, Catalyst, Mangroovy Residences, Life Park for Real Estate Development, Ardic for Real Estate Development, Avenues Real Estate and El Nasr Housing Development, to name a few.

Exhibiting this year is ARDIC for Real Estate Developments and Investments who will be showcasing Zizinia El Mostakbal as part of Mostakbal City, to be completed in 2020. Dr. Eng. Ashraf Dowidar, of ARDIC, said that their participation at Cityscape coincides with the start of construction on Zizinia El Mostakbal. Built on 70 acres, Zizinia El Mostakbal comprises residential apartment complexes with 45 buildings and 1800 units. The buildings make up only 20% of the total land usage, while the rest is for green lands, waterways and roads. In addition, the complex includes solar panels as a way of reducing its carbon footprint.

Tabarak Developments, Egyptian-based developer, will launch new projects at this year’s show, such as the third phase of its Ninety Avenue development, of which 25%of the second phase, is already under construction. According to Ali El Shorbani, Chairman of the Board of Directors of Tabarak, the company will also highlight Capital East Residence. “We are happy to be taking part at this year’s Cityscape, which is one of the strongest real estate investment exhibitions internationally,” said El Shorbani. He added that the property market will continue to be a strong sector in Egypt’s economy and will remain resilient against any crisis due to demand from its large population.

Dar Al Maghraby, Egyptian-based architecture firm, will show off TurQuoise, the latest in its portfolio located on Egypt’s northern coast. The resort is situated on a green cliff overlooking the sea and offers private beach access, amenities, retail and F&B outlets. The exhibitor will also showcase Murooj, a residential complex in 6th October. Special prices will only be available at Cityscape.

At this year’s Cityscape Egypt, Hyde Park will launch its new master developer’s name, which will encompass Hyde Park new Cairo, as well as any other future projects.

Hyde Park will also launch Phase 2 of its new residential project, Park Corner, which spans an area of 320,000 sqm and will be completed and ready for delivery within three years of the contract date. In addition, Hyde Park’s newest project, located in Sahel, will be launched this summer.

Cityscape will also see the return of Cityscape Egypt Awards, which will take place on March 28th. Sponsored byJLL, a professional services and investment management firm, the Awards offer international architects and leading real estate developers a platform from which to communicate a shared vision for the future, from culturally integrated city skylines to sustainable urban communities. Diverse local and international exhibitors to unveil new projects at this year’s Cityscape Egypt

As Egypt’s economy looks to foreign investors and the Egyptian diaspora on its road to recovery, the 6th edition of Cityscape Egypt gets ready to launch next month

19 February, 2017, Cairo, Egypt: Cityscape Egypt, which kicks off next month, looks to spur more real estate investment opportunities for both local and foreign investors – amid growing evidence that Egypt’s economy has started turning a corner.

Ayman Sami, Country Head for the Egypt office of property consultant JLL, believes that Egypt has already started to become more attractive to foreign real estate investors.

“Those reforms created a shock to the market as we saw the exchange rate jump from 8.8 to 18 or 19.  For example an Egyptian living abroad (of which there are an estimated 4.3 million) looking to buy a residential unit in Egypt, will find it at least 30 to 50% cheaper than pre- floatation,” says Sami. “Local brands starting to thrive and expand is a result of the increased demand on local products due to them being more affordable. We will start seeing local businesses expand.”

“Another positive impact will be on the hotels, since Egypt has become a very cheap destination and this will definitely drive the growth of tourism or foreign visitors. It is already starting to become evident with average occupancy levels around Cairo reaching 60% for the first time in years,” says Sami.

While consumer demand has declined somewhat among Egyptians, the government reached international bond markets for the first time since 2015 and local financial markets have attracted investments. The changes are attributed to the removal of restrictions on the pound, subsidy cuts and a USD 12 billion loan from the International Monetary Fund, in addition to a USD 4 billion Eurobond issuance in January, which boosted reserves to the highest level in more than five years and is expected to bridge the funding gap for the fiscal year.

The overhaul of the country’s economy has prompted the IMF to state that Egypt’s currency will strengthen after a period of overshooting since last year’s float, maintaining that the pound-dollar rate has reached a “genuine equilibrium.”

It’s a good sign for foreign investors and Egyptians living abroad looking at the Egyptian market, especially with Cityscape Egypt signing more than 93 regional and international exhibitors already, with more expected over the coming month. Cityscape Egypt will take place on March 31st – April 3rd at the Cairo International Convention Centre, and will feature a range of local and international exhibitors who will launch new real estate projects, as well as highlight the progress of ongoing construction developments, both in the private and government sector.

“Over the last few months, the Egyptian economy has undergone a complete overhaul to fuel investment into the market, as a result, investors are looking at the market with a renewed interest,” says Tom Rhodes, Cityscape Egypt Event Director. “Cityscape Egypt is ideally positioned to facilitate capital chasing investment opportunities during this pertinent time in Egypt.”

The Egyptian Darwish Troupe

The Rumi was founder of the Mawlawi sect,  which is primarily responsible for the emergence and continuation of Sufi music, religious mysticism, and the dervishes belonging to one of the Sufi orders that use music and performance as a form of expression. This expression of a personal state is to move the mortal body through the thought of Sufism by rotating for long periods in order  to transcend the physical body and enter a spiritual state. As God ordered the planets to rotate at the time of the world’s creation, thus the dervishes have achieved everything that God commanded as an act of worship by spinning like planets, also echoing the  circumambulation around the Kaaba, by starting  spinning from the left.

 

The vocalist Amer El Tony played a role in protecting the Egyptian Mawlawi heritage by creating the Egyptian Darwish troupe in 1994, where they use all forms of celebration to spin.  The Mawlawi Egyptian heritage has become an integral part of Sufi tradition.

 

The Mawlawi , which is not determined by age, sex, type or political affiliation,  blends supplication, praise and chanting in one song to have a spiritual effect on the audience. They introduce their songs to everyone without exception, and they believe that what they offer through singing is spoken to God. The clothing worn by dancers symbolizes different elements through its shape and color, the white symbolizes the shroud, and the black to the tomb, while the hooded cowl symbolizes the witness of the tomb. The Darwish troupe does not see their dancing as removed  from Islam, as some claim; they see it as movement during their spiritual Sufi gatherings and chants.

 

The Egyptian Darwish troupe believes that it follows the path of the Prophet Mohamed and the melting of the hearts of Muslims to obey Him through prayers and alanchadat (chants)  where the band depends on their own music  which uses the ancient poetry of Sufism, such as the poems of Hallaj and Ibn al-Farid and Suhrawardi and Rabi’a. They are also keen to maintain their alanchadat (chants)   with renewal in the tunes so the audience does not get tired.  Amer El Tony and his band do not chant the poems of Rumi because they are written in Persian and Turkish and thus would lose their meaning and spirituality if translated into Arabic.

 

The Egyptian Darwish troupe is involved in local and international festivals in several countries, such as India, the Netherlands, Germany, France, Spain, and Mawlawi art is taught in Egypt in workshops.
